A client that I'm currently working with asked me this question today "Why are so many mortgage companies calling me, it seems from the moment I applied I've been bombared with phone calls."
The answer may surprise you. Your government, in the form of the FTC, wants you to receive these solicitations. Seems they think it is in your best interest, as if we Americans are not smart enough to shop for a mortgage on our own.
There are two ways to make sure you do not receive these calls:
1. Call 1-888-5-OPTOUT (1-888-567-8688) or visit www.optoutprescreen.com.
2. Put your phone number on the federal government’s National Do Not Call Registry to reduce the telemarketing calls you get at home. To register your phone number or to get information about the registry, visit www.donotcall.gov, or call 1-888-382-1222

Fairfield County has weathered the housing crisis better than many markets throughout the US, however, we have not been spared from dropping prices and an increase in inventory.
If you are curious about what your home may be worth, here are some free resources for you.

Thinking of selling right now? If you are in one of the markets I cover, I will prepare a no-cost, no-obligation pin point price analysis for you. For a free recorded message on how to get your Pin Point Price Analysis, call 888-456-8536, extension 21. If you are not in my market, through our referral network I can help you find a top agent in your market.
Is a ballpark number close enough? Your local tax assessor can help, using your current property tax assessment with an average of the last two months ratios will give you a ballpark number of your homes current value. This of course assumes your assessment record is accurate and your assessment value was accurate to begin with.
Conventional Mortgage Home Price Index (CMHPI): You can use this link to ballpark your home's value using the CMHPI index: www.JohnQueenan.net/HPI
You can get a free Zestimate at www.zillow.com - ignore the zestimate number and look at the comparables they provide and use your own judgement.
With all of the negative publicity right now in the market about mortgage programs and how hard it is to get a mortgage, you might be surprised to learn that zero down mortgages are still available.
Of course, you need to have verifiable income (a job), good credit, and must show you can repay the loan.
