In the previous 12 months, we've sold 85% of our existing home listings in 90 days or less with our sales and marketing systems. Before we set the asking price of your house, it's important to know what is important to you about selling your home. Next we'll discuss our 30 - 60 - 90 day pricing strategy.

We'll do a Room by Room Review of your home, discuss what may or may not need to be done to get your home ready. We'll discuss how to get your home ready for our professional photography and interactive floorplans website and virtual tours.

My purpose isn't just to get your home sold, my purpose it to make you so outrageously happy with the help and service that my team and I provide that you will gladly introduce me to at least two people who need my help before your transaction is even completed. And not because you feel obligated, but because you truly want your friends and family to get the help they need and deserve.

I'll run a Comparative Market Analysis (CMA) that will show the listing price of similar houses in the area as well as the prices at which the houses actually sold. Additionally, the analysis will give us information about houses currently on the market and about houses that were on the market but never sold.  If your home has unusual or unique features, my experience as a State Certified Real Estate Appraiser will help me put a value on those unique features.

Next, I'll ask you about your goals in selling the house. Everyone who sells a house has different goals that need to be factored in when calculating the selling price.

  • Is your goal to get the maximum sales price for your house?
    • If so, how many months are you willing to have your house on the market?
  • Is your goal to sell your house quickly?
    • If so, are you willing to do whatever it takes to make your home as inviting as possible?
  • Do you need to sell before the bank takes your home? I have a strategy to get your home sold quickly and to get the
  • Would you like to establish a balance between selling your house quickly and selling at the top end of market value?

Market conditions will play a role in setting the sales price of your house. I'll factor in how quickly houses are selling in your , interest rates, the local economy, the strength of the school system, and finally whether it is a buyer's or seller's market based on current market absorption rates in your price range in your area.

I'll then recommend a price at which to list your house to meet your goals in the local market.
