Recent news reports on the results of mortgage modifications have focused on the 50% failure rate. What this means is that 50% of the people who entered into mortgage modifications in the first quarter of this year have SUCCESSFULLY avoided foreclosure, at least for now! This is good news. Without the mortgage modification program this number would be closer to 0% having avoided foreclosure.
This is much better news than the new media is portraying, and the program should get better moving forward as the streamlined modification program (SMP) staff gets up to speed. The SMP starts December 15th.
Per FHFA: In the second quarter of this year, 83.5% of loss mitigation actions allowed the homeowners to retain the property, these included payment plans, loan modifications, and charge-offs.

There are many victims of the current economic situation we are in. According to several sources, one of the biggest causes of foreclosures currently is the combination of adjustable mortgage rates resetting and decreased property values.
Many homeowners who purchased or refinanced between 2005 and 2007 are currently finding themselves "upside down" in their mortgages, just as their variable rate mortgages are adjusting. This means that they are unable to refinance into a more favorable rate, and they are unable to sell their house for what it is worth. Pair this with another recent statistic showing that more than 50% of American families are just two months ahead of a major financial crisis, in other words, when something happens to take away one or two months income, they are suddenly in deep financial trouble with no way out.
What should you do if you find yourself owing more than your home is worth, and/or unable to make the mortgage payments?
The answer is: Call a Certified Distressed Property Expert (CDPE), like me, right away! Time is of the essence!
Their are Options for the Homeowner in Foreclosure, but you MUST ACT QUICKLY! As the clock ticks, your options begin to run out. Ideally you call a CDPE BEFORE you even miss your first mortgage payment.
